In my daily "sift" of ton's of emails that I receive from Lenders, Banks, Realtors, and UMI faithfuls I came across a link to a HUD program that is amazing. This program is called the Good Neighbor Next Door Program. I have heard of this program in the past but this was the first time that I took the time to visit HUD'S website and delve into what exactly this Good Neighbor Next Door Program is and what it entails. What I found was nothing short of amazing to me, that there is actually a program out there, in existence today, run by a government agency, that offers up such a potentially huge reward to certain citizens of our community, and yet even though this program exists you rarely if ever hear of it.
This is how the HUD Good Neighbor Next Door Program works as explained by HUD on their website:
Law enforcement officers, pre-Kindergarten through 12th grade teachers and firefighters/emergency medical technicians can contribute to community revitalization while becoming homeowners through HUD's Good Neighbor Next Door Sales Program. HUD offers a substantial incentive in the form of a discount of 50% from the list price of the home. In return you must commit to live in the property for 36 months as your sole residence.
Eligible Single Family homes located in revitalization areas are listed exclusively for sales through the Good Neighbor Next Door Sales program. Properties are available for purchase through the program for five days.
How can you participate?
I have done all the research for you and provided the links. Click on this link to find Good Neighbor Next Door Homes in Utah. When I checked today there were no homes currently available in Utah so you better set this page to your favorites and check back daily to make sure you don't miss them. They are only available for 5 days and then they are gone!
Find a good real estate agent that is familiar or would like to become more familiar with this HUD program and put them in charge of looking at the listings daily. If you don't have a good agent then call me and I will get you set up with one of UMI's preferred agents.
Make an appointment to get pre-qualified. Not just pre-approved but pre-qualified. Call me or email me today to set up that appointment 801-655-5111. We need to have a full package ready to go with all of your income and employment information. With only 5 days to submit an offer we need to have your file ready for underwriting so we can plug in an appraisal and title work and be off to the underwriting races!
HUD does require a silent 2nd mortgage be recorded on the property with no payments and no interest due unless you sell the home or fail to owner occupy the residence in the first 36 months. What a small price to pay to receive 50% off your home purchase!
